What you’re seeing is sellers adjusting their asking price, not the actual value of their home. Big difference.
Here’s what usually happens.
A seller lists their home a little high.
Maybe they’re testing the market or hoping to land that one buyer willing to stretch.
But in this market, buyers are being smart.
They’re comparing everything.
If the price doesn’t make sense, they move on.
The home sits.
Then the seller brings the price down just to get back in the conversation.
That price reduction shows up online and suddenly it looks like the market is sliding. But it’s not.
It just means the seller didn’t hit the right number out of the gate.
Values in Pembroke Pines are still steady.
The median sale price this week is holding around $449,900.
Here’s a real example.
We listed a home that showed beautifully but came in a little high.
After two weeks, we had good activity but no serious offers.
We adjusted the price quickly.
That move brought in multiple offers and the home still sold for one of the highest prices in the neighborhood.
