A gated lakeside community that’s holding its own even as the market shifts.

Easy to Miss but Hard to Forget
Drive down Sheridan Street just west of I‑75, blink and you might pass it.
But behind the gates of Stoneridge Lake Estates, a quiet, well-kept slice of Pembroke Pines life is playing out.
Think wide streets, big driveways, lake views, and neighbors who’ve lived here long enough to remember when Chapel Trail was still “way out west.”
There’s a canopy of trees that meet in the middle of some blocks, a detail you’ll hear residents brag about more than the square footage.
The houses are large, the HOA fees are low (especially for a gated community), and the vibe is proudly residential.
You won’t find a pool clubhouse or a golf course here.
But you will find three car garages, backyards with pools, and kids walking to school with backpacks bigger than they are.

What Happening Now
While other parts of west Pembroke Pines have seen prices spike, dip, and rollercoaster back again, Stoneridge has moved more quietly and more slowly.
And that’s a theme here.
Right now, there are only a handful of homes on the market, usually between 3 and 5 active listings at a time.
Prices are hovering in the $900K to $1.2M range, with lakefront pool homes demanding the upper end.
Homes are taking longer to sell, 100+ days on average, which gives buyers more room to negotiate.
Price per square foot is around $364, which feels high until you realize what you’re getting: big lots, real space, no zero-lot lines, and fully grown trees.
What’s holding steady: the schools.
Buyers move here with those ratings in mind, Silver Trail Middle, West Broward High, and Pembroke Pines Charter High next door are the crown jewels.
And while newer developments might win on amenities, they lose on yard size, location, and sometimes... peace and quiet.
Stoneridge is less curated, more livable.
Who Stoneridge Is For (And Who It’s Not)
This isn’t the neighborhood for everyone.
There’s no sales office.
No splashy marketing campaign.
No new-construction smell.
But if you’re looking for:
Space to breathe
A house that feels like a home, not a product
Solid schools without a 20-minute drive
A neighborhood that still gets together for Halloween and waves to your dog
…Stoneridge is worth a serious look.
If you're selling?
You're in a strong spot if your home checks the boxes buyers want: pool, lake, updated finishes, clean condition.
You’re not going to get a bidding war at the moment, but smart pricing plus good marketing still gets strong offers.
If you're buying?
Run the numbers on insurance and ask about any upcoming maintenance (roof, AC, etc).
But don’t overlook this area just because it's not on TikTok.
Insider Tip
A few homes near Sheridan might get some traffic noise but deeper into the neighborhood, it’s a different world.
Walk the lake loop just before sunset and you’ll see why people stay here.
The water lights up in gold, families are outside, and there’s usually a breeze you didn’t realize you needed.
The tennis courts and playground are low key but loved.
And if you’re the kind of person who likes to start or end the day with a quiet walk?
You’ll feel right at home.
