The Shops at Pembroke Gardens is about to get some new neighbors and they won’t be coming just to shop.
Developers are moving forward with plans to add a 308 unit apartment community directly on the property, creating a built in customer base for the restaurants and retailers that anchor one of Pembroke Pines’ most popular lifestyle centers.

Win-Win For Businesses and City?
Mayor Angelo Castillo called the project “a win-win for Pembroke Pines and Pembroke Gardens,” noting that similar retail centers elsewhere have struggled without weekday traffic.
“Having a lifestyle type housing is essential so they can do the things they need to survive,” Castillo said.
The development sits on the southeast corner of I-75 and Pines Boulevard and is expected to bring more than 1,000 new residents.
That means more diners for local restaurants like Village Tavern, Firebirds, and Brimstone and more consistent business throughout the week, not just weekends.
The plan, which passed routine approval before the Broward County Commission this week, includes workforce housing units: 44 apartments reserved for residents earning below 120% of the area median income.
City officials confirmed that traffic and school impacts are minimal, with an estimated 12 new students expected across local schools.
