Are there still good deals in this market, or did I miss the window?
Buyers are wondering if Pembroke Pines still has any steals or if those days are gone.

What Everyone’s Asking
With prices climbing and interest rates hovering near 7%, more buyers are hitting pause or at least asking:
“Is it even worth shopping right now? Are there still deals to be found, or did I totally miss my shot?”
It's a fair question.
Let’s talk about what a “deal” actually means today and whether they still exist in Pembroke Pines.
The Real Answer
Yes, there are still deals but they don’t look like they used to.
The days of scooping up a fully updated 3/2 under $400K?
Those are mostly gone, unless you're incredibly lucky or willing to compromise big on location or condition.
But here's the good news: value hasn’t disappeared it’s just shifted.
Right now, the best deals are:
Seller in distress: Probate, divorce, job relocation, or financial pressure as these sellers often care more about timing than price.
Vacant properties: If it’s empty, someone’s paying carrying costs and they likely want out.
Overpriced listings that have lingered: Often followed by multiple price cuts and growing seller fatigue.
Dated homes in great neighborhoods: These are gold with solid bones, but need vision. Fewer buyers means more negotiating room.
Pre-foreclosures or short sales: Rare, but when they pop up, they can offer instant equity if you’re patient and know the process.
Seller already bought a new home: They’re carrying two mortgages and more likely to deal.
Back on market properties: When a buyer falls through, sellers get nervous and flexible.
The key? You need to look past the surface.
A house that’s not “Instagram-ready” could be $30K under market and in a few weekends, you can make it shine.
What I’d Tell a Friend
If you’re waiting for some magical dip in prices, you’ll probably be waiting a while and paying more in interest when rates do drop.
But if you’re willing to dig a little deeper, ask better questions, and work with someone who knows where the wiggle room is there are still solid buys in this market.
Just not obvious ones.
