This one has 2,839 square feet of living area and still has a private pool, a lakefront lot, a 2 car garage, and a dedicated office or den on top of four bedrooms. That combination at this price point is genuinely uncommon in Pembroke Pines right now.
WHAT STANDS OUT
The MLS lists 3,169 square feet, but the tax roll puts the living area at 2,839, the difference being the garage, screened porch, and other non living space. This is a distinction worth understanding before you run any numbers. At 2,839 square feet of actual living area, the price per square foot is closer to $308. That's still competitive for a lakefront pool home in western Pembroke Pines, where comparable feature sets regularly push past $1M, but it's a more accurate picture than the MLS figure suggests. When you're comparing homes, always check the tax roll square footage alongside the listing.
The office/den is worth noting separately. In a 4 bedroom home, a dedicated fifth room, whether it's a home office, playroom, or guest space, changes how the floor plan actually lives day to day. Vaulted ceilings and an open concept layout add to that. This isn't a home that just looks big on paper.

That's a number that often surprises buyers who are used to seeing HOA fees two or three times that in comparable Pembroke Pines communities.
The full cost picture
At $874,999 with 5% down, you're financing approximately $831,249. At today's 30 year fixed rate of 6.81%, that's roughly $5,422/month in principal and interest before taxes, insurance, and HOA. The 2025 tax bill came in at $5,768 annually, or about $481/month. Add HOA at $107 and whatever insurance looks like and you have a clear picture of what this home actually costs each month. Run that number before you fall in love with the square footage.
THE BOTTOM LINE
As of this writing, this home hit the market five days ago. It's priced at a level that reflects the as is condition and leaves room for updates but the fundamentals are strong: size, lot, location, schools, and a low HOA. The job for a serious buyer is verifying what the listing doesn't spell out, and deciding whether the math works at full ask or with room to negotiate.
