Most gated communities in Pembroke Pines have hundreds of homes. Chapel Grove has 125.
That's not a limitation, it's the point.
Built by Label & Co, Chapel Grove is a boutique collection of two and three story contemporary Mediterranean inspired townhomes tucked into the Chapel Trail neighborhood in west Pembroke Pines. It's one of the newer communities in the 33029 zip code, and it's developed a reputation for being hard to get into. Not because of barriers, but because residents tend to stay.
THE COMMUNITY
Chapel Grove's 122 homes are typically three to four bedrooms, featuring high impact windows and doors, tile and porcelain flooring, and fenced backyards with paver patios. The builder designed five floor plan models, including a four bedroom multigenerational layout with two primary suites, a configuration that's become increasingly relevant as more households look for flexible living arrangements.
Amenities include a community pool, fitness center, basketball courts, and playgrounds. The community is gated, pet friendly, and the HOA covers maintenance of common areas, grounds, and recreational facilities, which matters in South Florida where exterior upkeep is a real consideration.
THE LOCATION
Chapel Grove sits in the 33029 zip code in west Pembroke Pines, with easy access to US-27 and proximity to major shopping, dining, and nature preserves. For commuters, I-75 and the Florida Turnpike are both accessible, making the drive to Fort Lauderdale or Miami manageable.
The tradeoff, as with most of west Pembroke Pines, is that daily errands are car dependent. There's no walking to a coffee shop from here. What you get instead is space, quiet streets, and a community that feels removed from the density closer to I-95.
THE MARKET
The community doesn't turn over often, and when it does, homes move.
Recent MLS activity shows homes selling at an average of around $572,000 with a 98% list to sale ratio and roughly 40 days on market. Current pricing is tracking around $575,000 on average, or approximately $356 per square foot.
For context, that's a meaningful premium over where these homes were originally priced when the community was built, a reflection of how the broader west Pembroke Pines market has moved over the past several years.
A quick editorial note: these figures come from third party real estate data aggregators and should be treated as directional rather than definitive. If you're tracking a specific home or want current pricing, MLS data is the right source.
WHAT I’D TELL A FRIEND
Chapel Grove is a community worth paying attention to if you're in the market for a newer townhome in a gated setting.
It's small enough that you'll recognize your neighbors. It's well maintained enough that the HOA is doing its job. And the price appreciation over time suggests that buyers who got in early made a solid decision.
Inventory here is limited by design. When something comes available, it doesn't stay that way for long.
