I get asked about Crystal Pointe occasionally, usually by someone who found a listing while searching Chapel Trail or Walden Lakes and got curious about what was tucked behind the gate. It doesn't have the name recognition of Silver Lakes or the resort feel of Grand Palms. But it has something genuinely hard to find in this part of Pembroke Pines: lake views, a protected preserve, solid schools, and a $129 a month HOA fee that covers more than you'd expect.
That combination is worth a closer look.
THE COMMUNITY
Crystal Pointe is a gated community of 308 single family homes in the 33029 zip code in western Pembroke Pines. Homes were built between 1997 and 2000. The neighborhood has that settled, established feel that newer developments take years to earn. Streets are quiet. Landscaping is maintained. Most of the community is owner occupied and it shows.
Homes range from around 1,365 to 2,519 square feet of living space. One and two story floor plans. Two car garages on most. A mix of lake facing and greenbelt backing lots. A lot of buyers don't realize how much of the community sits on or near water until they actually drive through it. The lake views here are real, not a retention pond in the distance, but actual waterfront settings on many of the lots.
The back of the neighborhood borders a protected nature preserve. No future development behind you. No new construction crowding the view. A level of privacy that's increasingly rare as western Pembroke Pines continues to fill in around it.
Gated with 24 hour manned security. Community pool, tennis courts, and a picnic area. No association approval required for move-in, which simplifies the buying process compared to communities with lengthy application timelines.
THE HOA
$129 a month. One of the lowest you'll find in a gated community in this part of Pembroke Pines. And it covers lawn care, cable, and pool service. For buyers running monthly payment math, that's a meaningful difference compared to communities charging two or three times that for comparable amenities.
THE LOCATION
Crystal Pointe sits in the Chapel Trail area of western Pembroke Pines, close to Highway 27 and about 15 minutes from I-75. Day to day living is straightforward with shopping, dining, and most of what you need within a few minutes. Getting to Miami or Fort Lauderdale doesn't require a complicated commute.
Schools assigned to Crystal Pointe addresses: Sunset Lakes Elementary, Glades Middle School, and West Broward High School.
THE MARKET
Active listings are running from $614,500 on the lower end to $749,000 for a fully upgraded lakefront home with a new roof and impact windows. Recent closings have ranged from $610,000 to $670,000, with homes generally selling close to but slightly under list price.
The range reflects what you'd expect from a community this size. Smaller one story homes without water views at the lower end. Larger two story lakefront homes with recent updates at the top. The price per square foot tends to be competitive relative to comparable homes elsewhere in the 33029 zip code.
Turnover here is steady but not constant. When something is priced correctly, it moves. The time to understand this community is before a listing catches your eye not after.
WHO CRYSTAL POINTE IS RIGHT FOR
Not everyone. If you need a large community with resort style amenities or a golf course, there are better fits nearby.
But if you want western Pembroke Pines in a gated community with real lake views, a protected preserve at your back, good schools, and a monthly HOA that won't strain your budget this is one of the first places I'd point you. You're not compromising on location, schools, or security. You're getting a neighborhood that's been delivering for its owners for nearly 30 years without making a lot of noise about it.
WHAT I’D TELL A FRIEND
Drive through it before you write it off for being unfamiliar. The lake views are real. The preserve behind the neighborhood isn't going anywhere. And $129 a month covering lawn, cable, and pool service in a gated community in this zip code is hard to beat.
