Do I Really Need to Get Pre-Approved First?

Why skipping this step can cost you the home you want

The Most Common Buyer Mistake

It’s exciting to start looking at homes.

You’re scrolling Zillow, texting listings to your spouse, maybe even messaging a few agents.

So when someone says, “Let’s start with a pre-approval,” it can feel like a buzzkill.

But here’s the truth: in today’s market, walking into a showing without one is like showing up to a job interview without a resume.

The Real Truth

Lenders love to say pre-approvals “only take 15 minutes.”

And yeah after you’ve gathered and uploaded your bank statements, pay stubs, W-2s, and tax returns.

After you’ve told them where your down payment is coming from.

After they’ve reviewed it and typed up your letter.

That “quick 15 minutes” can easily become hours.

And in this market, hours matter.

I’ve had real buyers, good buyers, lose homes because they weren’t ready.

They thought they’d have time to sort it out after seeing the place.

They didn’t.

“But I Thought…” — Buyer Myths That Don’t Hold Up

Here’s what I hear most and why it doesn’t work:

  • “I’ll get pre-approved once I find the right house.”
You’re already behind. The right house won’t wait for you.

  • “I have enough saved, I don’t need a pre-approval.”
That’s great — but a seller still needs proof. Cash or loan, your offer needs paperwork.

  • “My credit is great, I’ll be fine.”
That’s just one piece. Lenders look at income, debt, employment history, reserves… It’s not a vibe check — it’s a formula.

  • “Let’s just go look and then we’ll get serious.”
If you're not ready to write an offer, you're just browsing. Most sellers want proof before you even walk through the door.

  • “My bank said I was good last year.”
Rates changed. Guidelines changed. Your financial picture may have changed. That letter isn’t valid now.

What I’d Tell a Friend

Getting pre-approved before you shop isn’t optional it’s smart.

It protects your time, your heart, and your chances of actually getting the house you want.

So before we tour anything, get your docs in, get your number, and be ready to move.

Trust me you’ll thank yourself later.
