What It’s Like to Live in Estancia

Estancia is a low key, guard gated neighborhood made up of 419 single family homes.

Most of the traffic here is residents coming and going. There’s a full time security gate, a separate entry/exit for residents on 196th, and enough internal space that nothing feels too close together.

Built out in the early 2000s, the homes here aren’t oversized, but they’re not cramped either. Yards are manageable. Driveways fit two cars. Most houses have garages. It’s the kind of layout that feels practical without being cookie cutter.

Estancia has a modest but useful set of shared amenities:

  • A community pool, plus a smaller kiddie pool

  • A gym with basic cardio and strength equipment

  • Basketball court

  • A fenced playground

  • An open grassy area used regularly for sports or casual play

  • Lakefront picnic areas with grills

  • A clubhouse that can be reserved for gatherings

Homes and Real Estate in Estancia

Estancia is made up entirely of single family homes, ranging from roughly 1,600 to over 3,000 square feet. Most homes were built in the early 2000s and feature concrete block construction, two car garages, and tile or shingle roofs. Interior layouts tend to be practical, with open living areas, split-bedroom floor plans, and separate laundry rooms being common.

A mix of one and two story homes can be found throughout the neighborhood. Some properties back up to small lakes or canals, offering water views and a bit of added privacy. Lot sizes vary but are generally larger than what’s typical in more recently developed areas.

As of fall 2025, homes in Estancia have been selling in the $600K–$800K range, depending on size, updates, and location within the community. Inventory tends to be low and it’s not unusual for just one or two homes to be on the market at a time.

Estancia is governed by an HOA, and monthly fees cover gated security, amenity upkeep, and common area maintenance. There are some rental restrictions in place including a one year ownership period before leasing is allowed so this is primarily an owner occupied community.

Location and Access

Estancia sits just north of Pines Blvd and west of 186th Avenue.

It’s about a two-minute drive to the I-75 on ramp, and close to several major shopping centers, grocery stores, parks, and public schools.

Nearby spots like C.B. Smith Park, Pembroke Gardens, and the Shops at Pembroke Lakes are all within 10–15 minutes.

A Few Things Locals Mention

  • The field and pool are actually used and this isn’t one of those HOAs where everything sits empty.

  • Guest parking is decent but fills up fast during parties and holidays.

  • The security gate is consistent, and guards do check. It’s not just a kiosk with a lift arm.

  • Yard maintenance is homeowner responsibility, and the HOA does expect it to be kept up.
