Hollybrook: One of Pembroke Pines' Most Unique Communities

What you should know before moving into this golf front slice of Pines.

A Quiet Classic

Tucked just west of University Drive off Pines Boulevard, Hollybrook Golf and Country Club isn’t your average 55+ condo community. It’s older, sure, many buildings date back to the 1970s, but this place has earned its reputation as one of Pembroke Pines’ most affordable and active retirement enclaves.

With over 1,800 condo units spread across manicured greens, private roads, and a full golf course, Hollybrook offers what many newer builds don’t: space, amenities, and a sense of real neighborhood rhythm.

The Vibe and Value

Hollybrook is a condo community designed for lifestyle first and price second. Most units range from $140K–$240K, with 1 and 2 bed layouts and screened balconies (many overlooking fairways or water). While interiors vary widely based on renovations, the bones are solid, and maintenance fees cover a lot, including golf, cable, water, and insurance.

But what really defines Hollybrook is its energy. You’ve got:

  • A PGA rated 18 hole golf course (plus a shorter 9 hole)

  • 2 clubhouses, including one with a restaurant and bar

  • Heated pools, tennis, pickleball, shuffleboard, gym, library

  • Bingo nights, live shows, and card rooms

  • And yes, plenty of characters, many of whom have lived here for 10, 20, even 30+ years

This is not a sleepy community. If you’re looking to be social, it’s built for it. If you’re looking for quiet, you’ll still find pockets of it but expect the occasional golf cart traffic jam.

What Locals Say

Proximity is everything. You’re walking distance (or a short drive) from shops, restaurants, hospitals, and everything on Pines Blvd.

Monthly fees are high-ish, but include golf. A big draw for avid players.

Security is solid, with guarded gates and roving patrols.

⚠️ Age restricted rules are strict. No full time residents under 55, and renters need approval.

⚠️ Laundry isn’t in unit for most buildings. You’ll use shared laundry rooms (which are clean and well kept, but still worth noting).

Insider Tip

The best units back up to the golf course or water and those with updated kitchens and bathrooms tend to move faster. Watch out for buildings undergoing assessments or roof replacements, and check reserves when buying.

Many agents overlook Hollybrook because it’s not flashy. But for the right buyer?

It’s one of the best-value lifestyle communities in all of Broward.
