Look at the top line numbers and it's tempting to call this a slowdown.
New listings down. Contracts down. Days on market way up. Median price down over $100K in a single week.
That's not what's happening.
I went back and looked at what actually sold this week, not just how many. Of the 25 homes that went under contract, 8 were in 55+ communities. Only 9 of the 25 were single family homes.
That's the story. Not less demand. Different demand.
THE NUMBERS
Here's what changed this week in Pembroke Pines:
Buyers didn't disappear. They got picky.
A buyer sitting at 6.61% right now is doing math nobody wants to do out loud. Every dollar of price matters more than it did a year ago. So they're gravitating toward the homes that give them the most house for the least monthly payment, and right now that's smaller footprints, lower HOA overhead, and 55+ product that's priced to move.
Single family homes aren't dead. They're just not winning on speed anymore.
The 58 day median is doing a lot of hiding.
An average always hides the split. Some homes in this market went under contract in under a week. Others are sitting past 60 days with no offers at all.
The difference almost never comes down to the market. It comes down to the seller.
Homes priced to reflect where buyers actually are right now are still moving fast. Homes priced for a market that existed six months ago are the ones padding that median.
THE PAYMENT MATH
Rates barely moved, 6.61% versus 6.65% last week. Not the story this week. The story is what a lower median price does to a buyer's monthly number, and at $390,500, that's a payment a lot more buyers can actually stretch to.
WHAT I’D TELL A FRIEND
If you're a buyer, this is the kind of week that rewards patience without punishing you for it. Inventory is still there. You have room to be selective too.
If you're a seller, don't look at the median price drop and panic. It's not your home losing value. It's the mix of what's closing.
But don't ignore the message underneath it either.
Buyers are telling you exactly what they'll move fast for. If your home isn't priced or positioned to match that, the market won't tell you gently. It'll just go quiet.
The homes selling this week aren't the cheapest. They're the ones that made the decision easy.
