For buyers who think about daily friction, the time it takes to get to the grocery store, the gym, the kids' school, this location minimizes it. That's not an accident. It's what makes this part of Pembroke Pines worth understanding before you decide the master planned communities further west are automatically the better choice.

Units range from just under 1,000 square feet on the smaller end to just over 1,800 at the top. That's a wide spread for one community, and it matters. Investors who understand that the $2,350–$3,000 monthly rental range holds because the location works for renters, too, though the community prohibits short term rentals, which keeps the character residential.

Communities like Tanglewood tend to appreciate steadily without the peaks and valleys you see in newer product. They've already absorbed the depreciation curve of the first decade.
