When’s the Best Time to Sell in Pembroke Pines?
We crunched 10 years of real sales data and it’s not the month you think.

Everyone’s Saying It’s Spring
But we pulled 10 years of actual home sales in Pembroke Pines, month by month, and guess what?
It’s not March. It’s not April.
The busiest time for homes to actually sell is summer.
Here’s the chart:
What The Numbers Show
June is the high point for closings as year after year, it’s the busiest month on record.
July and August stay strong, keeping summer in the lead.
March through May build the momentum, showing consistent buyer activity as we move into peak season.
October gets a clear bump, likely from snowbirds and fall relocations.
December picks up again with buyers trying to close before the year ends.
January and February are the slowest months, with the market just starting to thaw.
Quick reminder: closings lag about 30–45 days behind offers.
So if homes are closing in June, most of those deals were written in April and May.
The Local Take
While Pembroke Pines does have seasonal highs and lows, it’s not an extreme market.
The difference between the slowest and busiest months isn’t huge, which means sellers can still win with the right strategy, no matter the season.
What I’d Tell a Friend
If you can time your sale?
List in late April or early May because that’s when buyers are out in full force.
But let’s be real, life doesn’t always line up with the housing calendar.
